What is the fastest way to sell my home? Even with a drastically reduced price, today’s market is flooded.

I have had two different realty companies and tried for sale by owner. My home is very, very nice and priced well below the median for my area and neighborhood. I have been told by both realtors that my home is not the problem. They say it is just the market slump. I am in great financial need to sell immediately. Any advice you can offer would be appreciated.

    Tough situation. Maybe the best solution, if you have equity, is to take some money out of the house to live on while you wait for the sale. A buyer will come, especially if you’re asking less than comperable houses. A good agent should be able to help you set the price there.

    Theres nothing agents love more than selling houses below comperable price, houses sell quick and the agent gets paid fast.

    The alternative if you can’t finiance that way is to drop the price of the home still further. My suggestion for doing that would be to take the house off the market for a week than re-list at the lower price. That way the MLS listing doesn’t show the house as having been on the market for months (Which can hurt you).

    Have you made the house look inviting? If your house is cluttered, clear it out. If your house is empty, then put in some drapes and small pieces of furniture to make it more appealing. What you are trying to do is make it easy for the home buyer to visualize living there. If some rooms are too small, you can move smaller pieces of furniture in to make the room look larger. Go by some new housing model homes and look how they dress them up. Those houses make you want to buy them. Follow their lead and their color schemes. They have already done their research in what people like.
    Spring is a good time to sell a home. Don’t let the Realtors use the excuse of a market slump for their lack of diligence to sell, especially if you are priced to sell.

    You may need to look at two items:

    1) Marketing – How are you or your agent marketing your home? Is your home being exposed to the maximum number of potential buyers?

    2) Merchandising – Is your home a show place? This can be difficult as you still have to live there. When you are not home you need to make sure that your home is a show place. Shades open? Lights on? If you know ahead of time that there are people coming it may be a good idea to put on soft music and light a couple of scented candles (I’m told that chocolate, cinnamon and cloves work the best) or you can boil a small pot of cloves and cinnamon.

    Increase the commission to the buyer’s agent.

    A $5000 drop in price is worth about $30 a month to the typical buyer.

    $5000 more to the selling agent is a significant amount of money, considering the average agent nets about $40,000 a year.
